Everything you need to know about life at Edenlife Australind.

Edenlife Communities is a wholly owned subsidiary of the Lester Group (www.lestergroup.com.au), a family owned and run, respected national property developer/investor, established in 1995.

Edenlife continues to develop new communities in selected locations throughout Western Australia that will combine the best of independent living with shared luxuries and conveniences.  Each community will be built around a 5-star clubhouse and offer resort style facilities for exclusive use by residents and a guest. 

All Edenlife communities will operate under a land lease model, which is quickly growing in popularity amongst retirees and older Australians aged 55+ across Australia. A land lease provides substantial cost savings and benefits to its residents, not to mention the peace of mind found by living alongside other likeminded individuals who also decided to right-size their life to spend their days doing what they want to, not what they have to.

In simple terms, you buy your home and lease the land on which your home is sited.

 The site agreement – by signing the purchase agreement (Residential Site Agreement or RSA), you are granted the right to occupy your site and use all facilities within the Edenlife community for a weekly fee (site rent).  The benefit to you is that a land lease arrangement removes stamp duty from the transaction, saving you $000’s.  It also allows us to offer homes at more affordable prices because you are not paying outright for the land.  We also cover taxes and any other ongoing costs of land ownership, which equates to regular annual savings for you.

Legislation – your RSA is governed under the Residential Parks (Long-stay Tenants) Act 2006 and the Amendment Act 2020.  The Act governs site agreements, such as that between Edenlife and the residents who purchase a ‘relocatable dwelling’ and rents the land on which the dwelling is sited.  Homes in Edenlife Communities are all relocatable as they can be moved to a different location.  This agreement remains protected and in force, even if the ownership of the community changes.  The Department of Mines, Industry Regulation and Safety publish a park living information booklet which is a guide to the laws regulating long-term living in park homes in Western Australia.

Lease term – the first lease on a new home is for a term of 60 years.  Each subsequent change of ownership will be for the balance of the lease ie. If you sell after 10 years, the new owners’ lease will be for 50 years.

Rent assistance – the other substantial benefit of a land lease, for a pensioner, is that you are likely entitled to receive Commonwealth rent assistance from Centrelink (eligibility criteria and individual assessment by Centrelink will determine an individual’s outcome).  For more information on rent assistance, please visit the Services Australia website.  The Commonwealth rent assistance is around a third of the weekly rent.

What happens in the case of a deceased estate – depending on your will, the home can either be sold (with profits going to your estate) or a family member may wish to enter into a new site agreement and move in, however they would first need approval by the Community Manager.

Deferred management fee – many land lease communities charge a deferred management fee (DMF) or exit fee when you sell and it can be as high as 30% of the sale price of your home.  Edenlife Communities charges NO deferred management fee and any capital gain you make when you sell your home is 100% yours to keep.

Land lease communities are not retirement villages – they do not operate under the Retirement Villages Act.  They have different ingoing, outgoing and ongoing costs and various types of agreements.  A retirement village can charge you a deferred management fee in the vicinity of 30-40% of the sale price along with the added burden of making you refurbish the home at your own cost when you sell.

In comparison, an Edenlife lifestyle community offers a very affordable option to people looking to downsize as there is no DMF, no requirement to refurbish prior to selling and only one standard agreement that is the same for everyone.

The Edenlife Australind community, once fully completed, will have 205 homes. As of 1st June 2023, there are 41 occupied homes on site, with a further 28 under construction and due for delivery in the coming months.

The current rate of Commonwealth rent assistance is $74 p/week couple, combined.

It’s as easy as making an appointment to chat about your journey with the Edenlife Australind team.  

  • If Edenlife is right for you, our team will work with you to understand what you’re looking for in a new home.
  • Reserve your preferred home site for only $500.
  • Sign a purchase agreement and pay a confirmation deposit of $2,000. Discuss with the sales manager the best time to put your current home on the market.
  • Meet with the community manager and ask any detailed questions you have about community life, contracts and the build process.
  • Review your home design, select colours and make any variations make it your own.
  • Review and sign off the final plans of your home. If all is in order, sign off the building contract and pay the final $2,500.  Your new home will be scheduled into the build program.
  • Three to six months later (build times may vary or we can work with your timeframe), pre-settlement is where the community manager will walk you through your new home and show you how everything works. During this inspection, you will have the opportunity to check your home to see all is in order.
  • The big day has arrived – MOVE IN. Time to sign the lease and transfer any remaining balance of the home purchase.  Your community manager will be on hand to help make the move as smooth as possible including your transition into the community.
